Either way, you'll know your budget and be positioned to move quickly when the right home comes along.

Search & Visit Properties

We curate searches across both public and exclusive Compass listings, including Private Exclusive properties you won't find anywhere else. You'll tour homes selected specifically for your criteria, attend open houses, and get real-time alerts the moment something new hits the market.

Make Your Offer & Negotiate

When you find the right home, we craft a compelling offer backed by your proof of funds or pre-approval letter. We advise on pricing strategy, terms, and timing. If the seller counters, we negotiate with precision until we reach an agreement that works in your favor and keeps the deal on track.

Due Diligence & Inspections

Once your offer is accepted, your attorney reviews the contract to protect your interests. You'll schedule a home inspection to assess the property's condition, review disclosures and the title report, and work with your lender to complete the appraisal and finalize your mortgage, all within the agreed contractual timeline.

Close & Welcome Home

We schedule your final walkthrough to confirm the property is in the agreed-upon condition. Before closing day, we make sure every document, outstanding item, and lender requirement is accounted for so you can sign with confidence. Congratulations, you're officially a homeowner.

If you’re buying all cash, a mortgage pre-approval is not needed. In that case, you’ll want proof of funds ready so that you can show the seller you’re a serious and qualified buyer.
