Before we begin touring, we help you get mortgage pre-approval locked in - or confirm your proof of funds if you're purchasing in cash. We connect you with trusted mortgage brokers who understand the NYC market, so you know your budget and can move fast when the right property appears.

Search & Visit Properties

Now the real fun begins. We activate curated searches across both public and exclusive Compass listings - including Coming Soon and Private Exclusive properties you won't find anywhere else. You'll tour a thoughtfully selected range of homes, attend open houses, and get real-time alerts the moment something matching your criteria hits the market.

Make Your Offer & Negotiate

When you find the right home, we craft a compelling offer backed by your proof of funds and pre-approval letter. We advise on pricing strategy, terms, and timing - and if the seller counters, we negotiate with precision until we reach an agreement that protects your interests and positions you to win.

Due Diligence & Inspections

Once your offer is accepted, your attorney reviews the contract to protect your interests. You'll schedule a home inspection to assess the property's condition, review disclosures and the title report, and work with your lender to complete the appraisal and finalize your mortgage - all within the agreed contractual timeline.

6.

Close & Welcome Home

We schedule your final walkthrough to confirm the property is in the agreed-upon condition, then guide you through closing day - where documents are signed, funds are transferred, and you receive the keys to your new home. Congratulations - you're officially a homeowner.

  • Readiness comes down to three things: your finances, your timeline, and your clarity on what you're looking for. If you have a general sense of your budget, a willingness to get pre-approved, and an idea of the neighborhoods and lifestyle you want, you're in a great position to start. We'll help you refine the rest during our initial consultation and if you're not quite ready, we'll tell you that too.

  • If you’re financing any part of the purchase, yes. A pre-approval clarifies your true budget, helps you move quickly, and strengthens your offer when you find the right place. If you’re buying all cash, a mortgage pre-approval is not needed. In that case, you’ll want proof of funds ready (and a clear plan for timing and closing) so you can show the seller you’re a serious, qualified buyer.

  • While we work with buyers across all of New York City, our deepest expertise is in Brooklyn particularly DUMBO, Brooklyn Heights, Downtown Brooklyn, Fort Greene, and the BoCoCa corridor (Boerum Hill, Cobble Hill, Carroll Gardens).   • Pre-qualification is an estimate of what you might borrow based on a general overview of your finances. Pre-approval goes deeper. A lender reviews your income, credit, and documentation to issue a specific loan amount you're approved for. In a competitive market, pre-approval carries significantly more weight with sellers and listing agents.

  • Once you've found a home you want to pursue, we put together an offer package that includes your proposed price, proof of funds, and pre-approval letter. If the seller accepts, great, you move into contract. If they counter, we negotiate on your behalf until we reach terms that work for you. Throughout the process, we advise on pricing strategy and leverage our market knowledge to position your offer competitively.

  • Closing costs in New York City typically include your attorney fees, title insurance, lender fees, recording fees, and in some cases a mansion tax or mortgage recording tax. The total generally ranges from 2–5% of the purchase price, depending on the property type and financing. We'll walk you through a detailed estimate early in the process so there are no surprises at the closing table.
